Well known for their ability to originate, run and sustain long-term assets, CRC Companies was contracted to develop Ten. CRC is a collection of award-winning firms that offer a full spectrum of services for real estate development and investment. Their experienced groups work together to successfully manage assets throughout the different phases of development, both large and small.

Ten at Clarendon is positioned close to the vibrant restaurant and retail scene in Arlington and provides easy access to public transit. It’s also designed with expansive indoor/outdoor amenities and a unique rooftop venue for entertaining. With many areas to socialize, the rooftop benefited from the definition of a structure and versatility of retractable shade.

ShadeFX’s Service team traveled to the newly constructed five-story building and provided a site assessment. They examined the post locations, verified measurements and reviewed the material path.

ShadeFX customized and installed six 18’x14’ structures, providing nearly 1,500 sq. ft. of coverage. As most rooftops have a waterproofing membrane, the custom frame is mounted into leveling boxes which allowed for adjustability during installation. After the posts were in place, the leveling boxes were welded down to counterweighted plates. This avoided penetrating the membrane which could cause future complications and possible leakage into the building.

The frame is painted a black grey and each bay uses a motor-operated retractable canopy in a Sunbrella Grey Sand Fabric. At the push of a button, residents can opt for open skies or overhead protection.

ShadeFX Service team returned to the rooftop project to show the staff at Ten how to hang and remove the canopies. They also provided a full tutorial on the canopy operation and maintenance.
